Can you find a leak that only shows up sometimes?

An intermittent leak can usually still be traced. Leaks that come and go tend to be wind-driven rain or ice damming, and both leave evidence behind, so we check the attic as well as the roof surface to find the path.

Does a leak mean I need a whole new roof?

Not necessarily. A single failed flashing or a split pipe boot is a repair. We only recommend replacement when the leak is a symptom of the roof being worn out.

What if it turns out to be condensation, not a leak?
