Coating a flat roof makes sense instead of replacing it when the membrane is worn but the roof underneath is dry and structurally sound. A coating costs a fraction of a tear-off and adds years to what is already there. It also reflects heat, which takes load off the roof itself and off your cooling bill in summer. The one thing that rules it out is trapped moisture in the insulation, because a coating seals that in rather than solving it, so we check for it first.

A flat roof is a good candidate for coating when it is aging instead of failing: surface weathering, minor seam wear, some chalking, but no trapped moisture in the insulation and no structural problems. If the substrate is wet, a coating seals the water in and makes things worse, so that check comes first.
