Roof Inspections in Park City, Utah

• Underside of the roof: From inside the attic, we check the wooden roof deck for water stains and other signs of past or current moisture. From the attic, we can see moisture or roof damage that may not be visible from outside.
• Wooden roof deck: When we can safely walk the roof, we check for soft or flexible areas underfoot. A soft area can indicate moisture damage in the wooden roof deck underneath the shingles.
• Attic ventilation: We check whether the attic has enough airflow. Poor ventilation can trap heat and moisture and can contribute to winter ice problems.
• Roof joints: We check the areas where the roof meets chimneys, walls, valleys, vents and other structures. We inspect the flashing and seals at these joints for openings or damage that could let water into the roof.

We photograph the shingles, flashing, roof openings and attic, including any wear or damage we identify. In the written report, we include the photographs, describe the roof's condition and whether replacement appears to be approaching and list any repairs we recommend. 3. Compare the attic and roof surfaceWe compare moisture, ventilation and structural conditions in the attic with the shingles, flashing and roof openings above them. If we see moisture, poor ventilation or older water damage in the attic, we include those conditions when we evaluate the roof surface.
4. Provide the reportAfter the inspection, we give you the photographs and a written summary of the roof's condition. You can keep the report, share the report with a buyer or seller, or provide the report to an insurance company.
