You should have your roof inspected in North Salt Lake when you are buying or selling a home, after severe weather, or anytime you want a clear picture of the roof's condition. • Shingle adhesion: We check whether the adhesive strips still hold neighboring shingles together. Loose shingles are more vulnerable to wind and water.
• Eaves and gutters: We inspect the lower roof edge and gutter line for signs that water has moved behind the roofing materials or damaged the wood.
• Underside of the roof: From inside the attic, we check the wooden roof deck for water stains and other signs of past or current moisture. From the attic, we can see moisture or roof damage that may not be visible from outside.
• Vent-pipe seals: We inspect the rubber seals around vent pipes for cracks and deterioration. Rubber vent-pipe seals can crack or deteriorate before the surrounding shingles wear out.
• Roof joints: We check the areas where the roof meets chimneys, walls, valleys, vents and other structures. We inspect the flashing and seals at these joints for openings or damage that could let water into the roof.
• Attic ventilation: We check whether air can enter and leave the attic properly. Poor ventilation can trap heat and moisture and may shorten the life of the roofing materials.

We photograph the shingles, flashing, roof openings and attic, including any wear or damage we identify. In the written report, we include the photographs, describe the roof's condition and whether replacement appears to be approaching and list any repairs we recommend. We list urgent repairs separately from roof conditions you can monitor or plan to address later.

4. Provide the reportAfter the inspection, we give you the photographs and a written summary of the roof's condition. You can keep the report, share the report with a buyer or seller, or provide the report to an insurance company.
