Roof Inspections in Bountiful, Utah

Many older homes in Bountiful were built around 1973, but the current roof may have been replaced one or more times since the home was built. We base our estimate of the roof's remaining useful life on the condition of the shingles and roofing components that are installed now, not on the age of the house.

• Shingle adhesion: We gently check whether the shingles are still sealed to the shingles below them. A shingle can look normal from the ground even after its adhesive bond has failed.
• Roof drainage: We check the roof edges, gutters and drainage paths to see whether water can move off the roof properly. Poor drainage can allow water to damage roofing materials and wood.
• Lower roof edges: We inspect the lower roof edge for loose shingles, damaged materials and signs that snow, ice or backed-up water has moved underneath the roofing.
• Wooden roof deck: When we can safely walk the roof, we check for soft or flexible areas underfoot. A soft area can indicate moisture damage in the wooden roof deck underneath the shingles.
• Underside of the roof: From inside the attic, we check the wooden roof deck for water stains and other signs of past or current moisture. From the attic, we can see moisture or roof damage that may not be visible from outside.
• Number of roofing layers: We check how many layers of roofing material are already installed. The number of layers can affect repair options and the cost of a future roof replacement.

We photograph the shingles, flashing, roof openings and attic, including any wear or damage we identify. In the written report, we include the photographs, describe the roof's condition and whether replacement appears to be approaching and list any repairs we recommend. We list urgent repairs separately from roof conditions you can monitor or plan to address later.

We inspect the roof and attic, photograph the areas we checked and prepare a written report that explains the roof's condition. If the roof does not need repairs, we say so in the report. We document the condition we actually observe instead of assuming that every roof needs work.

1. Choose safe inspection conditionsWe do not walk a roof when snow, ice, rain or other conditions make the inspection unsafe or keep us from seeing the roofing materials clearly. If needed, we reschedule for safer conditions.
2. Inspect the roof directlyWhen conditions are safe, we walk the roof and check the shingles, flashing and roof edges. We also feel for soft areas in the wooden roof deck underfoot. We cannot confirm some roof problems from the ground.
3. Compare the attic and roof surfaceWe compare moisture, ventilation and structural conditions in the attic with the shingles, flashing and roof openings above them. If we see moisture, poor ventilation or older water damage in the attic, we include those conditions when we evaluate the roof surface.
4. Report when no repair is neededIf the roof is in good condition and does not need immediate work, we say that clearly in the written report.
